Big pools, hot summers, and a pad doing three jobs at once
South of Ventura Boulevard the Encino lots open up, and so do the pools. A larger body of water in the hottest stretch of the Valley is not a small pool with a bigger number on the invoice — it behaves differently and it fails differently.
Volume changes the chemistry
Chemical demand follows gallons; brushing follows surface area. A large pool with a spa and a water feature is closer to two pools than to one, and a route price built around a standard back-yard pool will not carry it.
Equipment changes the failure list
Spa, spillover, heater, salt system, in-floor cleaner, lights and a controller conducting all of it. Each can fail on its own or be defeated by a valve in the wrong position — and most of what gets called a broken heater is the second thing.
What usually goes wrong on an Encino pool
Four patterns, each with a cause attached.
- The spa will not heat, but the heater is fine
Heating a spa depends on actuator valves diverting the water first. When an actuator sticks, or the controller loses calibration after a power cut, the heater fires into the pool or shuts down on low flow. The symptom is a cold spa; the fault is a valve. Automation repair · Heater repair.
- The salt system reads low salt in August, on a pool nobody drained
A big surface and a running water feature evaporate a lot in Encino heat. The autofill replaces the water but not the salt or the conditioner, so over a hot month the pool is quietly diluted, the cell complains and chlorine output drops. Salt system repair.
- Algae that comes back a week after it is cleared
Large landscaped lots mean lawn fertiliser and irrigation overspray, and both put phosphate in the pool. Phosphate is algae food: you can shock the water, clear it and watch it turn again because the fuel is still there. It is on our weekly panel for that reason.
- Automation still running the previous owner's summer
Controllers hold schedules for years. Pumps run at the wrong hours and speeds, the cleaner cycles when nobody is home, the heater keeps a spa warm for a household that moved out. Nothing is broken; the pool simply costs more to run than it should.

Questions Encino owners ask
Why does a bigger pool cost more per month if the visit is the same length?
The visit is not the same length and the chemicals are not the same volume. Twice the water needs roughly twice the chlorine and acid to move the same distance, and a spa is a second body of water with its own chemistry and equipment. What moves a quote.
Our spa heats but the pool never does. What is that?
Almost always the diverter valves or the controller telling them what to do. Heating a spa uses a small volume and a short loop, so it works even when flow is poor; heating the pool asks the same appliance for far more, through a valve arrangement that has to be right.
Do large pools with spas need two visits a week?
Not automatically. Use and load decide it, not size: a spa run several evenings a week, heavy summer swimming, or mature landscaping dropping into the water. A large pool used quietly is fine on one visit, and we would rather say so than sell a second.
Can you take over automation the previous owner set up?
Yes. We trace what each valve does, reset pump speeds and time clocks to the current season and household, and leave you able to run it. Variable-speed pumps are the default on replacements in California now, and manufacturers put the saving at up to $1,100 a year against a single-speed pump. More on those.
